You should check your email several times a day and respond to inquiries promptly. Auto responders have their role (which we will get to shortly) but you shouldn’t rely on them to handle your general email accounts.

When someone submits a contact form through your website or sends you an email, they expect it to reach a live person and to receive a personal response. You don’t want to disappoint them with a canned response to their specific questions and requests. The Internet is an impersonal and anonymous medium, but the real estate business is not. It’s important that you take this opportunity to begin establishing a relationship with your visitors.

Your initial contact can very well determine whether your relationship will flourish. Always keep your replies courteous, professional and grammatically correct. Keep your emails concise but make sure they include all of the requested information and address all of your visitor’s questions. You’re probably not the only one the prospective client has contacted but if you can give a personal response that provides relevant information, you’ll be way ahead of the pack.

For local prospects, it’s a good idea to follow up with a phone call soon after. These prospects have more resources available to them and it’s likely that they’ll quickly be contacted by other agents.

Out of town prospects that are relocating to your area are probably working with a longer time frame. They might not be ready to start their search in earnest yet, but it doesn’t hurt to begin building a relationship early.

The first thing that people read and if it is interesting then the reader will open the email or continue reading the page. This is the power of your headline, or in the email sense it is known as the subject line.

The race for supremacy in the internet based businesses has been really heating up and many sites have been put up to help others to get ahead for a small fee. But there are also ways in which you don’t have to pay so much to make yourself a good list of loyal followers. Having a satisfied web traffic and visitors allows you to put up a foundation wherein you can build an opt-in list and make it grow from there.

An opt-in list allows you to provide newsletters to your subscribers with their consent. When people sign up, they know that they will be receiving updates and news from your site and the industry your represent via an e-mail. But that doesn’t mean that all of those who subscribe read them at all. Many lists have been built due to an attachment with free software or for a promotional discount and such. Some are not really interested in receiving e-mails from companies and just treat them as waste of cyberspace and delete or trash them without so mush as opening the e-mail and scanning them.

You can change all that. While forwarding an email message is relatively after producing your newsletter. Getting people to open them is not as easy. You don’t want to waste all the time and effort used in making the newsletters, you want people to read them and have their interests piqued. Interested enough to go to your website and look around and most especially purchased and acquire your products or services.

One of the numerous ways you can tempt or persuade your subscriber is by providing a well thought out and well written subject line. The subject line of an email is what is often referred to when a person or a recipient of an email decides whether he or she wants to open or read an e-mail. Your subject line must be short and concise. They should provide a summary for the content of the e-mail so that the recipient will have basic knowledge of the content. Remember, it is not necessarily true that a subscriber opens up subscribed mails.

A good subject line must always be tickling the curiosity of your recipient. It must literally force the recipient to open the mail. A certain emotion must be ignited and get them to open the mail. It is essential to use specific words to get the reaction you need. Keep in mind that the recipient or subscribers spends only a few seconds looking over each subject line of the e-mails he receives. You must grab your reader’s attention right away.

There are many forms you can use for your subject line. You can provide a subject line that says your e-mail contains content that teaches them tips and methods on certain topics. An example of this is using keywords and keyword phrases such as, “How to” , “tips”, “Guides to”, Methods in and others like that.

You can also put your subject line in a question form. These may include questions like, “Are you sick and tired of your job?” Or “Is your boss always on your case?” Try to stay on the topic that pertains to your site so that you’ll know that your subscribers have signed up because they are interested in that topic. This form of subject line is very effective because they reach out to your recipients emotions. When they have read the question on your subject line, their mind starts answering the question already.

You can also use a subject line that commands your reader. Statements such as “Act now and get this once in a lifetime opportunity”, or “Double, triple and even quadruple what you are earning in one year”. This type of subject line deals with the benefits your company provides with your product and services.

You may also use breaking news as your subject line to intrigue your subscriber. For example, if you deal with car engine parts you can write in your subject line, “Announcing the new engine that uses no gasoline, It runs on water”. This creates curiosity with the reader and will lead them to open the mail and read on.

This is because it is the most widely-used and has the best reputation in bringing targeted traffic to websites. Businesses that require training benefit much from this method. With these RSVP-requiring emails, repetition is important. Just make sure that an ample interval is considered before sending out a reminder email.

6. Post news.
Sending newsletters and postcards provides useful information for your subscribers. These are the best forms of reaching out to your customers or prospects. You should keep the information short, simple and direct to the point for this feat to be effective.

With these simple ways of going about your email marketing endeavor, your business will prosper in no time.

You finally realize that you need a good opt-in list. After reading countless articles and sought expert advices and have read many success stories of people creating a small fortune with opt-in lists you finally decide to have one of your own. Then it happens, you think you have known everything there is to know about opt-in lists and have followed their advices to the T and you still weren’t able to make a profit.

In fact, you may be losing money. You maybe hiring writers to help you out, or there are some expenses incurred, even if you have a big list, but only a very small percentage actually buys from you, your still losing profit. You’ll realize that after a few months when you see your statistics and sales figures.

So what could have gone wrong? Why have others succeeded where you have failed? The most common mistake is that you dived straight right in. You chose a topic where you think could be quite popular and would earn you money. This just not the case. Just because you wrote people from the list doesn’t mean they are going to buy instantly.

Here I will offer more advice, for those who have started an opt-in list and have failed, you can rejuvenate your failed venture. For those who are starting, here are three quick and easy ways to build a profitable opt-in list.

1) Get your customers to trust you and your products first. Just launching your opt-in list would not make you an expert and a believable seller. Put many articles first before you start an opt-in list. Write about the topic you know and have started and used for your site. Try to put forums first to gain knowledge about your customers about their wants and needs and target those wants and needs.

Join forums from other sites as well. Provide expert advices and recommendations. When you feel that people trust you already, you will be able to start your own opt-in list. You can build a base as well with other forum users. You can ask them to join your list. Friends are always good customers. Put up a link to your site so that they may be able to see what you’re business is all about.

The certain truth is, the money will only come in when the consumers and subscribers believe and trust in you. They want a product or service that could be a good exchange for their money. People are not going to buy something out of your recommendation if they don’t know you.

2) Find a product or service that people want and need. Although it may not be your forte, if you provide a service and product that you have researched and learned about well, you can carry it on forward. Invest your time, effort and money that you could sell as well as the buyers or subscribers of your opt-in list can use.

While it is true that it is best to sell something that you have interest in, there are not many people who have the same interest as you if you decide to sell something that is not entirely popular or profitable. Do your research well and you would see the profits come in. Also provide your subscribers with promotional material that they could actually use and spread around.

3) Make friends with other opt-in list users. This is basically beneficial especially if it is someone who has already launched a successful opt-in list. These are people that have the experience in this venture and experience is still the best teacher. While there are many articles available for you in the internet to use, there is nothing like getting a first hand account from someone you trust.

Experienced opt-in list users will be able to tell you what to do and what not to do because they have gone through it. While different situations occur for different people, the general concept can still be very helpful. There are many things to avoid and these people will be able to tell you which ones.

Building a profitable opt-in list don’t just happen overnight. There are many preparations and effort to do. Opt-in lists are built from scratch, as your list grows, you should also maintain the quality of your list. Keep it organized and manageable. Get or hire help if need be, just make sure that your subscribers are happy and satisfied and they will be willing to buy from you.

I am working o a nice simple way to send out individual Realtor newsletter emails. This way you can have your regular Realtor newsletter that you send out once a month. Post your Realtor newsletter on your website and then have a method to send out one off Realtor newsletters in between emailouts. This seems like a good method.

1. Make sure that your newsletter is in your website
2. Go to the page and click anywhere on the page and hold down the ctrl key and the “a” key at the same time, this highlights the entire page.
3. now that the whole page is highlighted hold down the ctrl key and while doing this click the “c” key on the keyboard, this copies the page to the clipboard (an invisible storage on the computer)
4. Open up an email and click in the message part of the email and now hold down the ctrl key again and while holding it click the “v” key, this will paste the page onto your email.

Now you will have an email mesage with your newsletter embedded into it. There are only three steps once your Realtor newsletter is there so try this out a couple of times and I think you will be happy with this nice easy way to give something to your buyers and sellers.

One thing to be aware of is that none of the links may not work in the email unless you are using Word as your email editor in Outlook. I have not been able to test in Outlook express.

Often people tell me that one of the problems that they have is that they can not persuade people to give them their email address. Well the big problem usually is that your future customers have no reason to give up the email address on the off chance that it will become part of come giant spam list. I just recapitalize this list of 14 ways to get peoples email addresses from a great marketer Randy Charach.

1. Ask visitors to subscribe to your e-zine. It’s a good idea to also give them a freebie when they subscribe.

2. Have them sign-up to get access to download a free ebook. The subject of the ebook should be related to your target audience.

3. Give your visitors a free membership inside your member’s only web site. Have them sign-up to receive a user name and password.

4. Hold a free contest or sweepstakes at you rweb site. Ask them to give you their contact information to enter.

5. Offer your visitors free consulting via e-mail. Have them fill out a web form to e-mail you with their questions.

6. Hold an interactive poll on your web site. Ask your visitors to e-mail you their vote or opinion.

7. Ask your visitors to sign-up for a chance to get a web site award. Have them e-mail you their contact and web site information.

8. Have visitors fill out a survey on your web site. Give them a free gift as an incentive to complete the form.

9. Offer a free online service from your web site. Have visitors fill out their contact information to sign-up to the free service.

10. Ask visitors to sign your guest book. Tel lthem they will get a free gift in return.

11. Offer a free affiliate program for your visitors. They will have to sign-up in order to receive marketing materials and commissions.

12. Allow visitors to submit a free classified ad on your web site. Require them to give a valid e-mail address in order to post an ad.

13. Give people who visit your web site a free course sent via autoresponder. Just ask them to fill out their contact information to receive the free course.

14. Offer your visitors free software to download. Have them sign-up to get an access code to unlock the software.

This is one of the things that drives me crazy. If you are going to be sending out emails do not use hotmail.com or yahoo.com or even your isp email address. Use your own domain email. If you want you can use a generic account in your own domain. When i submit to search engines i do not use my main account, instead I use submit@nadraszky.com and that way any spam goes to that account.

This tip makes you much more professional in the eyes of your customer.

Finally we get to the emails themselves. There are three parts to your email; the subject, the body and the PS section of the email.

First the subject. The subject line is critical to getting your message read. Think about all of the emails that you get and how the subject is the only thing that differentiates whether an email gets read or not. I was listening to an online seminar today where an extremely successful copywriter said that just by putting a persons name in the subject increases response rates by 30%. The next thing to remember is not to look spammy in the subject. The subject is as important as it gets and you don’t want your subject line to look like the Viagra message that is the next in the mailbox of your customer.

Now that you have the system set up for you emailing you can concentrate on the emails that you will be sending and how you can format them to get them out correctly.

Some people are very old school and say that the best way to send an email is by sending it as text only and formatting it so that you will not have any problems having it read as you would like. The best way to send an email in text format is to type it in Word or Word pad and after 65 characters you his the enter key so that none of your lines are over 65 characters of text in length. After you have done this formatting you can save it as a txt file and the open that and copy and paste into the email at your Auto responder service.

I am a bigger fan of HTML type emails and believe that these are the best to send out as you have complete control over the email. You can format the email as you wish, add pictures, ad hyperlinks to other sites and make a much better presentation to your customers. Nowadays you will find that HTML is accepted by all true email clients including Outlook, Outlook Express and Thunderbird. The one issue that you will have is that email programs automatically block pictures. The reason that pictures are blocked by email programs is that spammers used to be able to track email addresses by sending the picture and therefore knowing whether an email address was active or not.

Mailing list management is the most important thing that you can do to organize and streamline your real estate business. I have mentioned this before but it bears mentioning again that you must join a legitimate auto responder service. There are several reasons that you should join a good auto responder service but the following are the most important.


  • Email gets checked before being delivered

  • Ease of adding of new people and email addresses

  • Optimization of messages so they do not get chucked out as spam

  • Good set up so that messages go when they should. If someone asks to be added to mini course that you offer they get the first message on the first day, second message on the second day third on the third day and so on without you trying to organize this yourself.

  • Ease of use to setup multiple types of mail lists.

The service that I recommend is Aweber. Aweber has been in business for years and most of the top producers in the Internet Marketing arena use their services because of price and quality. A membership with unlimited autoreponder messages is only $19.95 per month.
